Dharma Productions Private Limited has leased a premium office space in Mumbai’s Andheri West locality, with a monthly rent beginning at Rs. 15 lakh, according to property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) at igrmaharashtra.gov.in

The lease was officially registered in September 2025, marking another notable commercial transaction in Mumbai’s vibrant real estate market.

Andheri West is one of Mumbai’s prominent commercial and residential hubs, offering strategic connectivity through road, rail, and the metro. Its proximity to the Chhatrapati Shivaji Maharaj International Airport makes it a preferred choice for corporate offices, while its closeness to major business districts such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel enhances its appeal. The combination of residential and commercial demand ensures a steady inflow of professionals and businesses seeking convenient access to key parts of the city.

The leased office space, situated in the Signature commercial project developed by Lotus Developers, spans approximately 5,500 sq. ft. (around 510.96 sq. m.). The transaction involved a stamp duty payment of Rs. 2.04 lakh along with registration charges of Rs. 1,000. In addition, the lease includes a substantial security deposit of Rs. 1 crore, reflecting the high-value nature of commercial real estate in the area.

The rental agreement spans four years, with the monthly rent set at Rs. 15 lakh for the first year. A 5% annual escalation is built into the agreement, resulting in a monthly rent of Rs. 17.36 lakh by the final year. Based on this structure, Dharma Productions is expected to pay a total rent of Rs. 7.75 crore over the lease term.

Signature by Lotus has emerged as a preferred address for several Bollywood personalities, highlighting the intersection of entertainment and commercial real estate in Andheri West. Actor Kartik Aaryan, along with his mother, recently purchased office space at the same project. Other notable Bollywood investors include Ajay Devgan and Kajol Devgan, Amitabh Bachchan, Sara Ali Khan, and Manoj Bajpayee, indicating the project’s strong appeal among high-profile buyers and tenants.

Founded by filmmaker Karan Johar, Dharma Productions is a leading name in India’s film production and distribution industry. The company has produced numerous commercially successful and critically acclaimed films, including Kabhi Khushi Kabhie Gham, My Name Is Khan, and Ae Dil Hai Mushkil. Over the years, the studio has been instrumental in launching the careers of actors such as Alia Bhatt, Varun Dhawan, and Sidharth Malhotra. Its recent productions include Rocky Aur Rani Ki Prem Kahani and Brahmāstra: Part One – Shiva, both of which have generated significant attention in the industry.

The decision to lease office space in Andheri West aligns with the company’s operational and strategic needs. As the production house continues to expand its portfolio and manage multiple projects simultaneously, having a well-located office offers logistical advantages, easier coordination with talent and production teams, and proximity to key post-production, marketing, and media partners based in the city.
