91Springboard has expanded its footprint in India’s office market by leasing about 1 lakh sq ft of workspace across Mumbai and Gurugram, a move aimed at catering to the growing demand from Global Capability Centers (GCCs), large enterprises, MSMEs, and late-stage startups. The company announced the development on November 13, adding that the two new facilities will become operational by the next quarter.

According to the company, around 40,000 sq ft has been taken up at Hiranandani Business Park, LightHall in Andheri East, Mumbai, while approximately 60,000 sq ft has been leased at DLF World Trade Park in Gurugram. Both locations are positioned within established commercial districts, giving businesses access to well-connected, Grade A office environments.

This expansion comes as part of 91Springboard’s aggressive growth strategy for 2025. So far this year, the flexible workspace provider has added nearly half a million sq ft of office space and plans to include another one million sq ft by the end of the fiscal year. The company has also launched 10 new hubs in 2025 and entered a new market with its first centre at Etica Malar in Chennai. Some​‍​‌‍​‍‌​‍​‌‍​‍‌ of the other additions are the new hubs at Corporate Avenue and Kalina in Mumbai; Baner in Pune; Prius Platinum in Saket, Delhi; and several centres in Gurugram, like Magnum Global Park and Building 6 at DLF Cyber City.

The company states that the recent expansions are deliberately placed close to the leading business clusters and thus, they are very appealing to companies which are looking for scalable and efficiently managed work environments.Sector​‍​‌‍​‍‌​‍​‌‍​‍‌ 30's DLF World Tech Park and Gurugram, located along the NH-48 corridor, is an expansive and stylish Grade A campus with a focus on the technology and MNCs that surround it. Whereas, Hiranandani LightHall Andheri East is a well-known commercial area within the large Hiranandani Business Park ​‍​‌‍​‍‌​‍​‌‍​‍‌​‍​‌‍​‍‌​‍​‌‍​‍‌ecosystem

Following​‍​‌‍​‍‌​‍​‌‍​‍‌ the latest additions, 91Springboard’s national portfolio has expanded to over 1.64 million sq ft spread across 43 hubs in major cities such as Bengaluru, Delhi, Goa, Gurugram, Hyderabad, Mumbai, Noida, Chennai, and Pune.

The extension is happening when India’s co-working market is gaining a lot of traction locally and worldwide. A recent report by Cushman & Wakefield stated that India is currently the leader of the world in the flexible workspace maturity index, thereby, overtaking the UK, France, the US, Japan, and Singapore, which are already established markets. The report explained the boom by the increased demand for managed and flexible office solutions in different sectors of traditional enterprises and new-age ‌ ‍ ‍ ‌‍​‍‌​‍​‌‍​‍‌businesses.
