Certus Capital to Invest ₹125 Crore in Upcoming Housing Project in Chennai
Certus Capital, an institutional real estate investment firm, is set to invest ₹125 crore in a new residential project in Chennai. This project will be undertaken by the real estate developer Casagrand through the secured bonds platform, Earnnest.me, as announced by the company.
This significant investment is part of Certus Capital's broader vision to invest ₹1,000 crore in secured credit within the real estate sector by the end of FY25. Previously, the firm invested ₹130 crore in two prime commercial real estate projects in Pune.
The investment in Chennai will be in the form of secured debentures, offering a fixed return of 15% with substantial principal protection via underlying cash flows, according to a company statement. Casagrand, founded by Arun MN 19 years ago, has successfully delivered over 19 million sq. ft. across more than 100 projects in cities like Chennai, Bengaluru, and Coimbatore.
“Our investment with Casagrand aligns with our goal to create an alternative capital channel for the real estate industry, providing attractive investment opportunities in projects backed by developers with proven track records. At Earnnest.me, we will continue to offer carefully selected investment opportunities. Our larger vision is to become a dominant market maker in developing real estate debt capital markets,” said Ashish Khandelia, founder of Certus Capital.
Since its inception in 2018, Certus Capital has evaluated over ₹40,000 crore of real estate credit exposure, involving non-banking financial companies (NBFCs) and housing finance companies. Additionally, the firm has advised foreign institutional investors on nearly ₹10,000 crore of closed investments and platform commitments in real estate credit and warehousing.
