Casagrand Millenia Private Limited Acquires Rs. 126 Crore Land in Pune’s Growing Wagholi Area

Casagrand Millenia Private Limited has acquired a land parcel in Wagholi, Pune, for Rs. 126.04 crore. The transaction was registered in January 2025, as per property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) Maharashtra.

Wagholi, located along the Pune-Ahilyanagar Highway, has seen significant real estate activity, driven by its proximity to the Kharadi IT Hub and other commercial centers. The area is undergoing rapid transformation, with growing demand for residential developments. Infrastructure improvements, including the upcoming Ramwadi-Wagholi Metro extension spanning approximately 11 km with 11 new stations, are expected to further enhance connectivity. These developments are contributing to the increasing interest from both homebuyers and businesses.

The land parcel acquired by Casagrand Millenia covers 1.18 hectares (~14,113 square yards) and was purchased from Krishna Realtors Skyscraper LLP. The deal involved a stamp duty payment of Rs. 8.82 crore and a registration fee of Rs. 30,000. The transaction reflects the trend of developers expanding their footprint in the eastern part of Pune, where demand for housing remains strong.

According to Square Yards' Locality Data Intelligence, a total of 5,367 transactions amounting to Rs. 4,925 crore were recorded in Wagholi between January 2024 and December 2024. The current average property price in Wagholi stands at Rs. 10,823 per sq. ft. The locality has seen heightened demand due to its well-developed physical and social infrastructure, strong connectivity, and the presence of reputed schools, hospitals, and shopping centers.

The high office space absorption rate, combined with seamless connectivity through the Pune-Ahilyanagar Highway and the upcoming metro line, is strengthening its position as a sought-after residential destination. Micro-markets such as Kharadi, Wagholi, Hadapsar, and Viman Nagar are experiencing increased property demand, as the workforce continues to shift toward the eastern part of Pune. Developers are focusing on mid-to-high segment projects and gated communities equipped with modern amenities.

Casagrand Millenia Private Limited, the company behind this acquisition, was incorporated on December 25, 2019. It operates as a non-government entity and is officially registered with the Registrar of Companies in Chennai. The company’s investment in Wagholi aligns with the broader trend of real estate developers strengthening their presence in high-growth corridors of Pune, driven by demand for premium housing and improved infrastructure.
