Brigade Group’s BuzzWorks Leases 24,000 Sq Ft to Infor India in Hyderabad
Brigade Group’s flexible workspace brand, BuzzWorks, has signed a lease agreement with Infor India Private Limited for a 24,000 square foot managed office space in Hyderabad. The transaction marks a continued push by the company to expand its co-working and managed office portfolio in key South Indian cities.
The new facility is located on the 18th floor of Auro Orbit, situated in the HITEC City area, which remains a prominent IT and commercial corridor in Hyderabad. The workspace has been designed with an "Urban Forest" theme and aligns with the rising demand for managed office environments among global technology firms and multinational tenants.
This agreement is part of BuzzWorks’ larger strategy to scale its overall workspace footprint to 1 million sq ft by the end of FY2026. The company is also aiming to increase its managed seat count from the current 8,000 to 1 lakh by 2030, indicating a long-term commitment to the flexible workspace model.
BuzzWorks had earlier entered the Hyderabad market in September 2024 with a 25,000 sq ft facility, also in Auro Orbit. That location features 416 desks, along with private cabins, meeting rooms, and collaborative work areas. The new 24,000 sq ft lease with Infor India builds on this earlier presence and reflects rising demand from enterprise occupiers for well-managed, plug-and-play spaces.
Siddharth Verma, General Manager at BuzzWorks, noted that the Hyderabad market witnessed significant growth in commercial leasing activity during 2024. The city recorded 12.5 million sq ft of Grade A office leasing, marking a 56% year-on-year increase, primarily driven by IT firms and Global Capability Centres. Flexible workspaces accounted for 14% of this total, indicating a clear shift from traditional office ownership to experience-driven, office-as-a-service models.
The transaction with Infor India adds to the list of enterprise occupiers that are choosing flexible workspace providers over conventional leasing, particularly for their satellite offices, hybrid work operations, and short- to mid-term expansion requirements. It also indicates a growing institutionalisation of the co-working sector, with larger developers like Brigade Group integrating flexible workspace brands under their commercial real estate arms.
BuzzWorks currently operates across major South Indian cities including Bengaluru, Chennai, Kochi, and Trivandrum. The company entered the flexible workspace segment in 2019, and since then has gradually expanded its footprint by targeting high-demand commercial micro-markets and offering managed solutions to corporates and mid-sized enterprises.
According to earlier statements by Brigade Group, the company plans to double the current seat count of BuzzWorks in the coming year. By the end of this decade, it is targeting a scale of 1 lakh managed seats across cities. This growth is part of Brigade Enterprises Limited’s broader strategy to enhance recurring income streams from office and hospitality segments, alongside its core residential development business.
In April 2025, Nirupa Shankar, Joint Managing Director at Brigade Enterprises, expressed confidence in the growing demand for flexible workspaces. She indicated that the company plans to expand its co-working brand, BuzzWorks, in response to market trends. The group aims to scale operations significantly, with a target of reaching one lakh seats by the end of the decade.
The latest lease deal with Infor India is expected to strengthen BuzzWorks’ presence in Hyderabad’s commercial office landscape and contribute to the company’s growth trajectory in the managed office segment. As enterprise adoption of flexible work models continues, such transactions point toward a deeper shift in how office space is consumed and delivered in India's urban centres.
