51 Amrapali Dream Valley Flats in Greater Noida Finally Handed Over After a Decade of Waiting

After a decade of waiting, 51 homebuyers of Amrapali Dream Valley Enchante in Greater Noida West finally received the keys to their apartments. The NBCC has initiated the handover process, with 833 additional units to be delivered soon. The Supreme Court had appointed NBCC in 2019 to complete the long-delayed project, offering hope to many homeowners.

For many buyers, this handover is a long-overdue relief from the financial and emotional toll they have endured. Among them is Shailendra Bhadauri, 56, who booked his 2BHK flat in 2013 for ₹38 lakh, financing it with a loan of ₹12 lakh. Despite paying monthly installments of ₹18,000, Bhadauri faced years of uncertainty as construction stalled. Currently living in government accommodation in Delhi, he must vacate his home upon retirement in three years, adding to his urgency.

This handover offers hope not only to those who have received their keys but also to the remaining buyers, many of whom have struggled for years to realize their dreams of homeownership. Anuj Maurya, a finance professional who booked his flat in 2015, shared his experience of juggling loan repayments and rent while waiting for construction to resume. After participating in protests and enduring countless setbacks, he finally received his apartment but reflected on the toll the process took on his life.

The Amrapali Dream Valley project, launched in 2010, was divided into three phases. However, the third phase, Dream Valley Enchante, which began in 2014, was halted shortly after due to the developer's financial troubles. The Supreme Court intervened in 2019, assigning the project to NBCC for completion. Although there have been additional delays, including the blacklisting of a construction firm in 2022, NBCC is now making progress with another contractor to finalize the remaining work. So far, two of the five towers have been completed, with 300 flats ready and an additional 800 expected to be handed over soon.

Dipankar Kumar, a key advocate for homebuyers, expressed cautious optimism, noting that their long struggle is finally bearing fruit. He, along with other buyers, is still awaiting possession of his flat but remains hopeful.

The NBCC has taken on the challenge of completing 14 stalled projects from the Amrapali Group in Noida, which include Sapphire 2, Crystal Homes, Golf Homes, Centurion Park 2, and various phases of Dream Valley. In a 2019 ruling, the Supreme Court found the Amrapali Group guilty of misappropriating homebuyers' funds, leading to the revocation of its license under the RERA Act and holding its directors accountable for mismanagement.

This long-awaited handover remarks an important step forward for the Amrapali Dream Valley project and brings renewed hope to many who have faced significant hardships in their journey toward homeownership.
